A roof sheds water well across an open slope. The awkward parts are everywhere that slope stops being an open slope: where it runs into a wall, where a chimney comes through it, where two planes meet in a valley, where a pipe or vent passes out of it. At each of those points the covering cannot simply carry on, and something else has to take over the job of moving water back onto the path it was already travelling. That something is flashing.

What flashing is doing

Flashing is a physical detail, usually shaped metal, that sits at a connection and directs water across or around it. It is not a coating and it is not a filler. It works by shape and overlap — by sending water somewhere, rather than by blocking it.

That distinction matters because it explains what makes a flashing detail work or stop working. What counts is whether the pieces are still in the right position relative to each other and to the roofing around them. A detail that has shifted, lifted, corroded through or been integrated incorrectly may no longer be directing water as intended, even if it looks more or less intact from the ground.

Where the roof has to change

The usual meeting points on a house are walls, chimneys, valleys, and the penetrations made by vents and pipes. Each of these is a place where two different things have to stay connected while the materials around them expand, contract, weather and get walked on. They are places where the water-management detail changes, so the connection has to keep working with the materials around it.

Three situations, and they lead different places

Flashing conversations tend to fall into one of these.

The detail itself needs attention. The flashing has corroded, separated, moved out of position, or was not integrated properly with the roofing when it went in. The roofing around it is sound. The flashing is sound but the roofing around it is not. A detail works in combination with the covering it laps into. Where that covering has deteriorated, reworking the flashing alone may not change much. The detail is where the water showed up; the roofing is what needs the attention.

The surrounding roofing is being replaced. Where reroofing affects a wall, chimney, penetration or other flashing detail, that connection has to be considered as part of the new roofing scope. Each one is then retained, replaced or re-integrated, and which of those applies depends on its condition rather than on a rule.

Deciding between these is a question about the detail and the roofing it connects to. A stain in a nearby room might be what sends someone up to look, but the condition of the flashing and the roofing around it is what determines the scope.

Sealing a detail is not the same as detailing it

Sealant has a legitimate place in roofing. It can be used at specific points alongside a flashing detail whose shape and integration are doing the main work of directing water.

What it does not do is substitute for a flashing detail that has moved, corroded or been poorly integrated. Where the underlying flashing is in that condition, adding sealant over the visible gap may not correct the detail beneath it, and geometry is what a flashing detail relies on. If a proposal to fix a leak at a chimney or wall consists mainly of sealant, it is reasonable to ask what is being done about the detail underneath.

None of which means sealant is a red flag. Sealant can form part of a repair, but it is not a substitute for correcting flashing that is damaged, displaced or poorly integrated.

What flashing installation and repair involve

For a new installation, the area is cleaned and metal pieces are cut to fit the particular roof, which is the part that makes a detail work rather than merely exist. For a repair, the roofline is inspected, the affected area cleaned, and new flashing installed. Where flashing has become too worn for a targeted repair to make sense, full replacement is available.

When flashing is being looked at, the things being assessed are rust, gaps and movement — three fairly plain indicators of whether a detail is still positioned and intact enough to work.

Settling what the job covers

Worth having stated plainly before work starts: which detail is involved, whether the flashing or the surrounding roofing is being addressed, how much of the adjacent covering has to be lifted to reach it, and whether anything is being retained rather than replaced.

If roof replacement is happening at the same time, the scope should say what happens to each flashing detail. And since some conditions at a connection only become apparent once the covering is lifted, it is fair to agree in advance how that would be handled.

Can flashing be repaired without replacing the roof?

Yes, where the roofing the detail connects into is in reasonable condition. Targeted flashing repair is a distinct service and can be carried out without disturbing the rest of the roof. Where that roofing has also deteriorated, the sensible scope may be wider.

Is sealing a flashing detail the same as repairing it?
